What else can you tell me about the property?

We purchase real property for the sole purpose of re-selling it. Everything we know about each parcel is stated in the listing. Every parcel is sold “as-is, where-is”. We highly recommend that in addition to contacting the Tax Assessor’s office to verify property taxes, you also contact the local Planning & Zoning Department for the county in which the parcel is located. They will be able to verify zoning for the parcel you are considering and help you understand if there are any development plans pending for the surrounding area. They are a wealth of knowledge, and we encourage you to contact them prior to purchasing any property whether from us or another company.

Does the property have utilities?

Unless indicated in the description, the rural properties we represent do not have utilities. They typically require drilling a well for water and solar or some alternative power source. Some do have electricity in the area and the local power companies can provide installation costs. All of this can be verified with the County offices where the property is located.

Are mineral rights included?

Mineral rights are usually not included. 

What kind of guarantees can you offer?

All property information is deemed reliable. We do our best to provide you with up to date, accurate information. However, the buyer is responsible for verifying all information with the county. The land is being sold “as-is” with no warranties either expressed or implied as to the location, condition, accessibility, terrain, buildability, or information contained in this listing. Parcel sizes advertised are approximate. Buyers are required to perform all due diligence prior to purchasing. By buying you are acknowledging that you have completed all due diligence, and that you understand your legal commitment to purchase. That being said, we want you to feel good about your purchase. How do I plan a site visit?

Each property is unique. Some require 4 wheel drive and GPS to locate while others have “drive right up” access. Please contact us if you need any assistance with maps, coordinates, etc.

Is title insurance available?

Absolutely, so long the buyer understands that they will cover all associated costs. Some of our properties will come with title certificates that we provide and that will be stated in the listing description.

How much are property taxes?

The property taxes will vary from parcel to parcel. All taxes are current on our properties but we highly recommend verifying directly with the Tax Assessor’s office and the Appraisal District in the County in which the parcel is located.

Are there back taxes or liens associated with the property?

Unless otherwise stated, all of our properties are free, clear and current at the time of conveyance. Whether you buy from us or someone else, please call the County Appraisal District as well as the County Tax Assessor to verify that taxes are current on any property you are considering purchasing.
